This building is a three part composition of two layered and stepped terra cotta and glass clad rectangular volumes wrapping around a redwood lined drum open to the sky.

A lush urban living room at the heart of the project organizes the design whic splits the retail into two main floors, each open to the atrium and the street on a variety of levels.

The primary residential entry is off Haight however residents may enter from all three streets. Apartment floors cross the atrium on bridges on levels three through five. A variety of housing units ranging in size from 1000 sf to 3500 are integrated at every floor, some units are two stories.

The lower floor at Market is an ideal locations for a restaurant with outdoor dining, perhaps a bar above.
